I think may young people think Granite is old fashioned so I would quartz.In regards to the Cabinets if you are worried about the lacquered finish I would keep it shaker but with a dark stain.

I was wondering if someone is aware of any type of Pro Forma software or subscription that has the flexibility to output data in simple, big picture, easy to read fashion?

We use the 3 x 5 size and do it in neon colors, instead of just the old fashioned yellow sticky note.

Sounds like it was a combination of yellow letters plus good, old-fashioned hard work that got the deal done. 

@Sandee Sampson there are very few properties that aren't salvageable in some fashion even if that means tearing it down and starting over.

Many great ideas here, but I have an old fashioned idea.
