To answer the part of your question that doesn't involve the subject to mortgage since that was dresses somewhat, note that a lender only has a say in what will be accepted if they are going to somehow have to have their principal discounted.

Either way there should not be an impact as you can dress them up nicely enough.

I have one really good friend is really ugly, teeth problems, a bad skin condition, his hair is even worse than mine, and he actually dresses so bad you want to scrape stuff off of them.
