while I use a software checklist tied to my PM software now, I used to walk the property with a checklist by room with categories to check (paint, floor, fixtures, blinds, etc.) and camera..

likewise, learned to include in the lease that tenant responsible for cleaning and pest control.and to go down a move-in walkthrough of literally every appliance, light, corner, area, room, door, fixture etc with them and have the tenant check them off as ok on the list if so.good luck with dealing with them, u've come to the right place, BP where u'll get lots of advice collectively!

But I imagine these would be the best:1) Update your fixtures.2) Reglaze the bathtub.3) New blinds.4) Walkway.What those four have in common is that they are fairly inexpensive but increase visual appeal.

I would also check all fixtures in the building - a couple of leaky toilets can run through a tremendous amount of water each day.
