Lawn care/snow removal, pest management, Legal, accounting, other admin costs, to name a few.I am not trying to discourage you from pursuing this property. 

Just for kicks, assuming the facility was full with no vacancy, after the rent increase, you’re looking at $1,080 per month, which after mortgage, taxes, and insurance leaves about $480 per month, before any maintenance, lawn care, snow removal, and vacancy.I think there is upside here if I can add more units.

I haven't even accounted for other costs like lawn care and snow removal.

We ending up hiring our office lady, leasing agent, cleaning people, lawn care, superintendent or handy man, and outsourcing all those jobs that we couldn't do remotely. 

The cap expense estimate needs to be accounted for every month otherwise your cash flow analysis will indicate artificially high. 

A local lawn guy carried the stuff out with his kids.  

For example, you can get the tenants to mow the lawn - but most tenants will not drag hoses around to water the lawn.  

Sometimes I feel they put someone in the place and never inspect the place after that.I've come by when I get to town and find grass growing through a bicycle that was laying on the lawn.

Tenants today always want more storage, particularly on a SFH where they need to store a lawn mower, kids' bikes, etc.

The paperwork I had to fill out to sell my house in 2015 was three times as long as the rental agreement I signed that year.As food for thought on how landlords might be impacted eventually by the trends today, think about artificial intelligence replacing humans.
