I'm going to look into selling the note as well but thought I'd start with having my cake and eating it too.  

Be an electrical contractor, make bank, than leverage a REI Rockstar to get you into good deals and learn everything possible from the REI Rockstar, free mastery education, that's what I call "how to have a cake and eat it too" plan.

I don't like to speculate when it comes to investing and I always view appreciation as icing on the cake, not a necessity to turn a profit. 

@Tom Wagner That is an interesting thought and I do agree appreciation can be life changing, but a lot of what Brandon and David talk about is not betting on appreciation but rather have it be icing on the cake. 

You can't have your cake and eat it too...You can't see why a bank wouldn't want to give you a loan when you basically told them, hey I can't pay my bills, please bail me out for 3 months?

Anaheim is dragging it out and always tells me I need some kind of report, they have never mentioned before.

They have a buffet set up with crab legs, chicken, all sorts of cakes, ect.

I actually made this purchase even before I had my first car so that was a piece of cake to find financing later.
