That beaing said you should focus on buying a 2-4 unit Multifamily the more doors the more cash flow. 

Grad students are calmer, quieter, more focused, usually a bit more money.

Consider getting a real estate license and joining a company that focuses on working with investors.

Cleveland, Ohio is a great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!
