As a fellow Californian investing in Cleveland, thought I'd remind you  that the severe winters make moving and finding a new renter in the winter difficult.

It will be vacant for much of the winter months its only 4 years old I built it.Master on the main.. 5 bed 5 bath  fully furnished with nice stuff.. basement with full gym etc.. 

Most winters I have had the luxury of enjoying 3-4 months off and have appreciated it.

She took the condo off the market last winter and has not re-listed.

We have no winter and renting can be any time of the year.

You also need to spend a winter here before you plunk down the money to buy at these prices. 

I'm in NW Wyoming with cold winters and few people moving during that time.

That tends to be the only tenant who will stay to term.Also, being in Ohio (winters) we will offer oddball leases to get the future leasing period back on track to always be leased in spring/summer.Right now (Feb) we are doing many 15-18mo leases so when they do vacate we're leasing back up in May-Sep.Some people like 1yr leases so they aren't stuck with a "problem/annoying" tenant as long and have the chance to cancel at 1yr vs being stuck with them 2yrs.  

I've been looking since August of last year and from what I understood Winter is generally the slowest time of the year for the real estate market.
