We haven't had issues with the tenants we pre-screen and put in our own units, except the very first one who got into a wreck and stored their dead vehicle on the property.

- Vinyl Plank flooring (instead of carpet which would need to be replaced or cleaned, making vacacany longer)- Curtain rods (instead of blinds that will probably get wrecked, tenants can supply their own curtains)- LED lights (so that we reduce mainteniance costs, since LEDs generally last 10+ years)- Simple Yard / Grass (for quick mowing)- New / Newish Appliances (to replace the aging 26 year old ones that came with the house)- Simple paint scheme for touching up paint (Grey walls and White trim is working great so far)- Door knob stoppers (The circular ones the doorknobs hit so they don't hit the wall, or baseboard ones)- Getting high quality contractors for major home systems (HVAC, water heater, etc) for a high quality install- Forget the waterline to fridge or icemakers- Plastic piece (similar to plywood) on kitchen and bathroom sink cabinet floor to keep from from rotting from leaksWhat ideas can you add to my list?

My thoughts:To me, it seems that if you leave a hockey net & pucks/balls out front (within 15' of the sidewalk) & someone else touches it & wrecks the house, then you are responsible for what happened with your hockey gear to the house that you are renting.

Don't stress over the little things, if you do this long enough. schedules will be delayed, extra costs will be incurred, hidden damage will be there, tenants will wreck somethings or be late in paying their rent, or disappear in the middle of the night, a deal will be lost.

I had a similar problem with a tenant who was amazing at first (6 figure job and super nice guy) totally wreck my place but it was a small studio but I still had to spend 15k out of pocket to make it nice again.
