We are looking to wholesale outside of our chosen market to help build capital for projects within our chosen market (Louisiana) as I have potential deals in other markets and am not confident in how to proceed with them contractually, (don't want to be stuck with a bill I can't handle currently and also want to ensure I'm operating correctly).

In this completive market, it seems as though off-market deals is the only place to really find a "comfortable" position to be in (although completely aware that we are all in a risk filled area of investing). 

Horizontal cracks on the foundation may just be wear & tear.

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).

Hi Jonathan- We are also in Greensboro doing property management; fix and flips; STR and Mid Term Rental management; assisting local investors with finding, purchasing or selling investment properties, etc. 

We are many flippers in the area(but not that area) mostly in the suburbs of Canton!

Some investor say well better to go for 15-30%+ uncapped returns and lose it a minority of the time than to only make 10-13% and lose anyway with this latest black swan event.
