Just finished my major in Business Management and am receiving my Management and Supervision certificate this summer.I've been studying real estate for a few years now, have watched tons of videos, calculated and ran numbers on numerous properties and listings, and talked with many lenders and real estate agents, but because I don't have anyone in my circle that's well-experienced in REI's I've hesitated to pull the trigger on anything.I'm looking to fix and flip, BRRR, LTR, MTR, STR, or multi-family.

I've been sitting on the sidelines with Crowdstreet watching their projects and sometimes attending webinars.

I was watching it and I was seriously thinking, about how dishonest that was.It is literally making sales (or trying to) by confusing your audience and lying to them to manipulate a sale.Starting next week I'm selling a course that teaches you how to NOT make money.

Honestly I have had the best luck with connecting to someones approach or story on a podcast and then following them on social media (they always plug their instas and such) and then watching their stories and sliding into the DMs when they post something.

Right now I'm watching and listening to his 3+ hour power point on youtube.

If you're not a plumbing expert, hire a scope pro who understands plumbing and can walk you through everything (or have a trusted plumber watch the scope with you and explain it).I once bought a property where the seller had just installed a brand new sewer line.
