I was told that I have to use the lease value * 0.75 until there are two years of rental income.

I'm actually pretty familiar with this area, I lived in Sterling Heights for about two years.

Might want to tuck that (and your TWO years of experience) back in.I guess if you consider doing 80% MORE investor business in 2024 than I did in 2023 "slow", okay then... ha ha ha.But hey - if people like you insist on being a complete jerk here, showing everyone exactly who they are, as Mel Robbins says, I'll "Let them".Who are you, again? 

If you make good money doing that, do it again a year or two later. 

I am single and 42 and doing this all on my own... no one in my family has any experience in the investing side of things, so I am truly starting from scratch.As of April 2025, I will be moving to the Charlotte area (along with my two pups) and putting a renter in my Austin house. 

What might work well on one street could be a completely different story just a block or two away.

It'll likely take a month or two assuming that the loan is with one of the large servicing companies that move at a glacial pace.
