In this instance what I would do is get the deed in lieu from the borrower so you ahve the property again and get a note from them but have an attorney draft it to see if you can include a confession of judgment - meaning if they do not pay then you can get a quick judgment and possibly garnish wages.I would also have them put a small down payment as part of the note and only accept a check that way if you ever did garnish you have a copy of a check so you know where they bank.unfortunately you are right they can stop paying on the note and its unsecured so its a risk but out of all the options this is your best option.

As stated i have had OTAs initially refuse payment but end up paying so this may end with favorable results for the host, but the host has to go through some additional hurdles.https://www.biggerpockets.com/forums/530/topics/1224322-airb...I think OTA competition is good for both hosts and guests.

I recommend being anonymous.In some cases if you have a PM, let them advertise it as their own.If you have an llc then the lease and payments go to that.While I do introduce myself to tenants, I don't advertise I'm the owner publicly.

I would still work with a title company on this and let your lender know (if you have one) of the name change and what you are doing so they do not think you are selling the property.Another option would be to create a living trust for estate purposes and transfer it into the estate.

I'm basically looking for input in the following:Option 1: Buy a couple of properties and split the money from the 1031 exchange for the down payments.
