Cash is always king when the economy is in the toilet. 

When the market is in the toilet, buy side "good deals" are everywhere, but the use or exit opportunity for the property is typically non-existent. 

Toilet should move to the shower outlet position, sink should shrink down to a 16-inch vanity, or even better, a wall-mounted faucet and a vessel sink on a pretty little custom vanity.The key here is to convince the buyer that "it's small but it's NICE."

Do some research on how to add as much CYA to your lease as you can (little things like making them responsible for clogged toilets and clearly designing what is prohibited and permitted can save you a lot of headache and expense).

The second unit just needs kitchen cabinets/sink/toilets to be ready and all material is nearly stored in the unit.

.- I have already taken out cabinets, vanities, toilets, carpet (from two bedrooms/ will replace with laminate wood / I WILL NOT DO CARPET IN MY RENTALS!!!!!!)

I saved thousands by doing a lot of cosmetic work, which includes: installing my kitchen cabinets, countertops, tile, backsplash, installing tile in the bathroom, the toilet, and a lot of other cosmetic stuff, especially the floorboards, crown, and casing. 

If the blockage had been between the toilet in one unit and the main line, then you could narrow down who might have done it.  

Removing the previous tenants that hadn't paid rent or electric in years, new floors, new vanities, new toilets, cleaning the cabinets and shower to make them look new again and repairing all electric, windows, etc.
