He was a short-order cook and tracked grease in on his shoes every day, leaving a track right down the living room and bedroom carpet that could not be cleaned. $1800 in repairs and I had $300 from his deposit.Don't even use the deposit for anything when the tenant lives there.

Also, I am concerned that not getting a great deal on a property or financing here could leave me with an undesirable debt to income ratio when I am at the next duty station.If there is anyone that has past experience with this situation, or has worked with someone in my shoes and could provide guidance so I can get started on the right foot , I would appreciate it.

Put yourself in the community's shoes - how would you feel if this was next door to you?  

Most likely if it goes this long then the note will pass to your heirs as a part of your living trust and heirs can step into your shoes.

Not to mention, I feel I would be in violation of my tenants safety by allowing their units to be viewed during the stay at home order.Does anyone know of any local, state, federal, anything, assistance for someone in my shoes?

If I were in your shoes, I think a factor would be how good a deal you're getting.
