So with another 100K in construction/fix up cost bringing the total to 500K it meets the 1% rule, obviously I would do more underwriting but I need to be solid on those comps.

ALL mine are 2, 3 %ish rule, all in 75k, rent will be 1700, All in 90K, rent will be 1800- 2k, all in MH 95k, rent will be 1700ish, 1% is VERY easy.BTW NEVER buy the prop just because its the 1% rule, MASSIVE mistake.

Also, unlike Mexico, where it was tough to open a bank account, getting one in Colombia was straightforward, and I found a bank that doesn't charge for transactions.So, my conclusion from experience, Cancun still for me more expensive.
