I do like the built in leasing that apartments offers over the OG Cozy site, but I don't really want to pigeon hole myself into the apartments.com brand (or Zillow, or any other of the type) so I'm starting to use rent redi.

I'm starting to see more private note holders reach out to get a loan against the performing note they hold. 

Have you been investing for a while, or are you just getting started?

I'd love to start hosting asap and I wouldn't allow the guests access to the kitchen (though of course they'd have access to their rented rooms, bathroom etc.).

You should consult with local property managers and find what the average DOM would be to lease your home and rental rates etc. this would be a good starting point. 

While this has been an unfortunate start to my investing journey, I still believe in RTR’s future as I see great opportunity here for investors when it’s done right. 

Negotiate alternatives thereafter, but start the clock.
