I bet these guys are Pace Morbid students and are shot gunning all over the US.. the big red flag is the statement  ( we will return the property in the same condition or good condition) that is just plain not true if the deal turtles up you will get a home that has been a rental and probably needs  a full rehab.. 

But it's a unique use for the property and I could see there being a lot of red tape getting it approved.

The green and -pink lines and a few stops along the red line are areas that may have more lead way to growth (C/C-) neighborhoods personally, I don't mind them as I tend to be an active investor and create personal relationships with my tenants.

Do infra red thermal cameras work for that?

We saw an off-market listing on Facebook in a local market type of group. 2 red flags right there, but wanted to see how people would deal with this.

So things that are a red flag for me may be fine for someone who's more aggressive.

One bad incident can wipe out your profits and put you in the red, and from the sounds of it, you're not going to have property appreciation to fall back on.I hope this gives you something to consider!
