I wanted some opinions on the market in south texas, what cities yall see booming, i've noticed the influx of 4-plexs and developers looking to capitalize and developing 4-plex subdivisions and now sitting on the market in the cities like alton.

So many of them just sit in the office and know nothing. 

There is a monthly charge for the mobile sitting there so you need to know how much that is.

You should be able to get the seller to negotiate the price better, especially if it's been sitting awhile. 

Sitting on cash doesn't make you rich... :)As you note, it is all a balancing act.  

Usually, the park owns the land/lot where the home sits on. 

I sit on several national committees so I may know of them. 

Yes by 7 pm it gets a bit too warm, but then we sit outside in the shade where it is cool and start opening everything up around 8 pm.
