Buy a single family home with as many bedrooms as you can afford and live like a college student for as long as you can. 

That might be the single most important point - 2 out of the 3 properties have come as off market deals through our network, and we also found our attorney, accountant, agent, contractors, etc through our network.

If not, buying a turnkey, rent-ready property could be a better first bet.

This could be a single person who has their brokers license or a larger brokerage like Keller Williams.

No one knew those you listed would not be good bets before they weren't. 

we have a flag lot and constant deliveries every single day.. so far so good.. we are on a culdesac with only 3 houses ( built mine and the one in front) someone would have to follow one of the vans to snag ours as you cannot see them from the street and I have not had anyone pull up into my driveway as you would have to back out.

As a single family 2500  in Ridgeleys Delight but would atleast give a washer/dryer.

Will you be developing single family homes or multi family on these lots?

I dont like the ideal of prospecting 5 days a week and im a single dad so the weekends are a no-go. 4 days for calling 3 days for follow up and appointments.
