That’s a pretty solid gross rent-to-price ratio (~1.6%), which is a positive sign for cash flow.

What we do require is a signed pet agreement that has minimal rules(pick up the crap, flea & tick prevention, etc) and we require that they send a copy of current vaccination records and a picture of the dog(s).

Chances are the subscription documents you signed are pretty protective of the GP, so there is no real case there.

Hi everyone - I am working with some investors & found that I am being faced with the problem / pressure of reducing my commission as they say they are going to buy / sell several properties with me & will not sign an exclusive agreement that puts a time / place & create a sense of loyalty.  

We're signing 3-5 year escalating commercial leases, which is awesome.Generally, what we've been estimating is that if this is a pretty nice residential assisted living home, that we will get $800-1100 PER resident. 

So long story short we have a traveling nurse staying at our rental that got some water damage when the roof was being replaced, they don't have renter's insurance (which we require in the renter's agreement they sign), water damage has been remedied and is cosmetically minimally affected and still very much in a liveable state.

I really appreciate any input and thoughts to help gut-check my matrix before signing the PSA.
