DO NOT advertise on zillow or hotpads because the people do not read the ad or even the headline..they get a notification on their phone a rental is available and a phone number and then they just call you or email you....When you advertise on Section8.com and CL....I put in the very first lineNo FeloniesNo EvictionsNo smokers of any kind ....not even cigarettes or MJYou can have 1 pet but no dangerous breeds of pets, I.E. no pit bulls, no mastiffs, no snakes, etcNo illegal drug users.For both my rentals where I got to screen the tenants I had the phone ringing off the hook.

There's also something to be said for the dog breed and what your insurance company might require/insurance limitations for certain breed types. 3) I'd still screen the new tenant; any time a person plans to reside on the property and they're going to be over the age of 18 it is advised that you screen them and make sure they're on the lease.

My lease states that tenants are responsible for all ordinary Landscaping which would include watering, mowing, and weeding. for larger tasks like pruning trees, I prefer to hire contractors that know what they're doing.as for pets, you can place restrictions on breed, size, or type.
