Cap rate is simply a measurement of market sentiment, it has very little to do with investment performance.

I believe there will be massive short-term economic growth at that point and huge positive sentiment in the real estate market.

My positive outlook is reinforced by yesterday's NAHB index, a gauge of homebuilder sentiment, which rose to 84 in February from 83 in January, remaining within throwing distance of its record high of 90.

You mention that "the overall point people were making in the comments page was they prefer working with hotels"I assume that AirBnB is aware of this sentiment among customers.  

Having bonds drop further would definitely further worsen investor sentiment here.I do think another direct impact could be overall market sentiment.  

So you may spend a lot more time looking for materials and spend more money on materials than many.As far as STR rentals are concerned....make sure you know the market and the sentiment of the neighbors...I would go knock on doors...talk to them....are they going to be supportive or make your life miserable.   

I’ve read previous posts on this topic but am curious if the sentiment has changed over the years.  

@Katelin M Barson I share the sentiment of many people on this thread that condos generally aren't as good of an investment as a SFR or an attached unit with a party wall agreement (no HOA).
