I think with the internet, one *could* self-manage properties long distance, or find a reputable property manager.  

And then I would just do an internet search on an area you are interested in; for example Tampa.

Avoid internet searches, as tenants often get on there and leave scathing reviews -- sometimes reasonably, but sometimes not. 

Check with an independent ERISA tax attorney before you start on this project, and do not simply take the word of the internet or a plan provider that a 75-25 JV deal is OK.
