I will chime in, I do know a investor who bought in K.C.M.O, 20 st and   Broadway zip code 64108, took on some  huge old houses turned them into apartments   they are  all are rented getting top dollar  .They are  rebuilding and   young hipsters are  moving in it seems to be expanding  .They have loft apartments  being made out of a huge old buildings they  are sold out before  finished ..That are rolling out street cars for downtown that helps big time!!

I am sure you know who I am talking about.. but this guy just kept talking over me telling folks that I did not know what I was talking about and just write for commercial purposes on your note and your good.Guess who got a cease and desist from the state and was in my office a year later looking for a RMLO to do his deals..

Most of the time those charges are rolled into the ad valorem tax bill and are not separate, so not a problem.

Are you sure you can't ask your friend to roll in the downpayment to the owner financing? 

They should be punished, not rewarded.....You're asking for advice, so here's mine - 1) fire these clowns, 2) get the project bid out yourself, 3) have the repairs done, 4) hire a new PM to manage your new property, 5) go relax and let the money roll in.....

One alone would have cost me close to a grand to fix so it was worth it.I rolled the cost of the warranty into the rent amount and passed the "call out fee" on to the tenants.
