We painted, refinished the hardwood floors, fixed the sewer and rented it out.

@Aaron Mikottis I had planned to refinish the wood floors just to protect them for the long term, but it didn't end up fitting in the budget and they were in OK condition.

As for assessing damages, I had a flooring company come out - they said that because the planks were "scraped" to give the texture of wood, they couldn't just sand those planks down and refinish them.

Currently the rent is 2000k for a newly refinished 4 bed 1.5 bath.

A similar house in a lesser block of the city sold recently for 190k after some simple paint/refinishing of the floors. but I wouldn't want to kick the tenants out when my hope is to buy and hold obviously for the rental income.  

We completed total rehabs of the kitchen and bathroom, repainted and refinished the remaining flooring, and completed a light finish in the basement.

I prefer refinishing wood and patching, if at all possible.  

Hi just bought house 1 and it does have some active knob and tube wiring, Was going to re-finish the house with new drywall, fresh paint, and floors before renting.
