While I don't have Bay Area capital to purchase my properties, the idea of MTR Arbitrage seems fitting. 

And since you would own the one property outright, you wouldn't incur debt and would have all the equity there for whenever you see fit. 

I'll be pissed if they F it up and I have to redo all of my various discounts because they blanket a 10% across the board.

FYI - most states require a lease to clearly state the owner, any agent of the owner and give a physical address for rent payments.

@Natasha RooneyColumbus, OH would be a good fit for a long term buy and hold with enough cash to pay for itself and have a little left over every year to reinvest.

I realize that once someone creates a letter of intent they can start on the due diligence phase to learn the financials, physical, and legal but what else can I learn about a property before making an offer? 

Online platforms aren't a good fit for them.

So I need this VA to also do a good amount of research before calling to make sure the property is a good fit.

The benchmark is what people do for pro formas and try to re-write history in the future, it never works that way.I've been deeper than anybody here in physical asset investing, albeit not REI, and it's just not the case that history is relevant.
