This Duplex was built in the 80s and has good bones but the HVAC systems will need to be replaced soon and there has been no major updates that have been done but this is one of the reasons why i bought it. i wanted to get the experience of being a landlord and renovating  and managing multiple properties. but i have a few questions pertaining to the duplex house hack.

Mortgage rates do not perfectly move with the 10yr T, but its pretty dang close.  

The other side is a closed laundromat with building and approach that would work perfect.

Living and working in Austin, I know this market and its neighborhoods in my bones, all things I've absorbed over 20 years of living here.

Yes obviously if I understood everything perfectly, I wouldn't be on this forum asking.

Not all tenant prospects are "perfect" and I can't always wait for perfect.

@Jay Hinrichs You summed it up perfectly.

Horseback riding and jet skiing are perfect for blowing off steam after a busy day in real estate.

If I know anything, it's that I/we are definitely NOT perfect and we can always do better.
