I have a couple of friends who have several rental units in Gettysburg and said the rents are good and he has many professionals who stay for a good amount of time and pay on time.  

After the crash of 07 to 09  that area had a 11 YEAR supply  yes 11 Years.. you had condo towers built  U know 300 units and only 20 sold the rest were vacant. it was a mess.

If we had a great tenant for 5.5 years at our property, we would not charge any cleaning fee outside of the excessive cleani gs (such as trash out of the shed). 5.5 years of not having to turn the unit and not dealing with vacancy is huge.

We have had our units on RentRedi for three months and have had the same experience described above.

The biggest thing with this is if something major happens are you legally covered if the unit is illegally rented. 

I have missed out on rent from an empty unit.

You may also want to consider purchasing multi-unit properties and live in one of the units.
