I would imagine there is a way to remove someone "in abstencia", you can get a divorce, overturn custody, and adopt even without all parties involved if you can prove that a valid attempt was made so I would imagine there may be a way to clear title as well maybe not within 12 days but we'll see.

So if you can borrow at 5% but get 10% returns, the more you can borrow at 5% the higher your ROE is and the more money you make.

Most likely, you'll want to sell the two San Diego SFRs if you're measuring progress by your ROE.- I would advocate, given your goals and like you said, for moving into multi-families.
