The combination of the added living space and updates allowed me to really pull in premium rents/usually less than 24 hours from vacant to rented and the initial (plus ongoing) equity increase has been phenomenal.Of course the downside is that you have to float the house for ~2 months before you are done with the work and get it rented out.

My opinion is that you are developing an ongoing relationship with people you are mailing to (cold list) and they will contact you when they're ready to (perhaps) take action if you've made the vendor "short list."

60% is if landlord pays the water, gas , electric etc.If you the landlord do not pay any of that and it is direct billed from the electric company to the tenant on separate meters then I use 50% expenses.You have when purchasing IMMEDIATE CAPEX and ONGOING CAPEX.
