I just noticed you wrote the settlement agent wants an uninsured deed affidavit so yeah; you didn't get a title policy when you got your deed.

Our relationship with them is not ideal, we have already had to serve them a cure or quit notice earlier in their lease term (approx. 1-2 months after moving in) due to multiple, egregious lease violations, however because they “cured” the violations could not proceed with evictions.

For month to month, simply send non renewal notice. 

You can give them a 30-day notice of termination.

The city is going through a huge revitalization and folks are finally taking notice.

Looking to continue buying single family homes at the moment and continue renting cause I’m noticing the Baltimore area a lot of people are looking to rent.

Right now (Q3 2024) everything seems overbanked/overbought.Currently, my focus has been purposely broad but currently split between: A) SF business (wholesaling/rehab) I was asked to take over (on almost no notice – am still badly catching up) and B) Small balance MF and mobile/manufactured housing (<~50-100 units for physical/operational value add)I have made some progress on each but not where I would like to be although I have just recently gotten involved in the sub-institutional space again.

Sometimes she was late for rent and they were keeping me in loop about the same and then paid the rent a week later etc.Now for Sept they didn’t pay the rent and when I reached out asking for rent after 5th Sept, they said that they vacated the place due to hazardous mold issue (she says she verified with over the counter mold kit) and also said this is a 5 day notice to fix the place.

We sign the owner line on the lease, but nobody every notices.
