Are there more buyers than houses available in the neighborhoods you're considering?

Since I am focusing on cash flow I want to target B or C+ neighborhoods. 

For your strategy to work you have to focus on markets where there are strong indicators the C neighborhood can transition into a B neighborhood.

Appreciate the recommendation to look by neighborhood vs zip.  

Reinforce entry points with security bars, and consider a monitored alarm system or joining a local neighborhood watch for extra protection.

@Adrian Vann why do you think the cashflow would be negative for an LTR in that neighborhood?

So, I decided to drive a nearby neighborhood close to my residence, recently and document addresses of seemingly vacant distressed properties.

We have had stable appreciation in Milwaukee for the last 10+ years, but the issue is that new construction homes have is that they are priced almost double of existing homes in most existing neighborhoods.

I really get where you are coming from in your discussion.The thing that resonates with me is the Class A neighborhoods.

If you're in one of the Primo in-town neighborhoods your rent floor should be higher.Compared to short term rental - your gross rents will be lower, but that comes with lower headache.
