You also don't have to pay state tax on income. 

If you used a loan to rehab your property and find yourself in a difficult position, doing a straight refi (just paying off the old mortgage) will be easier than trying to pay off the original loan and take additional cash out.

I like that 100k   1200 renter that's a solid play in my mind.

Paying for the fundamental knowledge of how to invest is total bull$hi+ and it makes me mad.

Additonally house tenants take care of lawn maintenance and snow removal, and pay all utilitites. 

While Pace Morby seems to know his stuff, he puts out incredibly long videos and I didn't have time to sort through all that fluff & didn't want to pay 8k to be in his course. 

The hard part will be explaining you cannot pay the overage.  

I don't like seeing a bunch of blue haired nerds running around crying about how evil their landlord's are for forcing them to pay their rent on time, but I don't want being a blue haired nerd to become a criminal offense.

Yes, the government pays the Section 8 rent timely, but more and more tenants are having to pay a portion of their rent.
