2nd home loan How did you add value to the deal?

I never made more than $100k in a year working until my last year of employment, and still managed to retire at 50 with a lifetime pension from a combination of military and public service.

Combined income is 3X rent.

We both work in finance, so we’re pretty comfortable running the numbers.Our combined W2 income is ~$350K, and I work remotely with a very flexible schedule.We’ve saved over $200K across various assets (stocks, crypto, cash), and we live frugally, saving around $100K a year after taxes.

The only way to pay down a loan, is to pay down a loan.

There's no current loan on it right now.

In many countries foreign investors buying rentals can't get loans or loans at all. 

Is any bank offering a HELOC based on the combined equity?

@Jordyn Ohsnot enough info to helpbut if you're using a HELOC for the down payment AND getting a loan, then you're probably negative cash flow given that's 100% leveragei would never do that unless i were going to refinance in the short term
