Hello Bigger Pockets community, My name is Nick, I am from Rhode Island, and I am trying to get my foot in the door of the rental property business. 

In our City they provide all bins want now put all landlords foot the trash bill. 

I will definitely be doing some more foot work.

That will be a big help in getting my foot in the door and start to develop my list of SOLID investors who are ready for large inventory that my team has to offer.

I don't disagree but reality is you may have bought a 3500 square foot, 100+ year old brick duplex in crime ridden part of town for $30,000 that would have a reconstruction cost estimate of $390,000 to $450,000. 

Was able to step foot in 100's of homes, from track home developments, to restorations on some vintage houses, to full on multimillion dollar estates.

that's our way of giving back.. directly. so in short  the govmit  be it city county state federal / and big banks and Bond companies have to lead the charge for affordable housing.So take what I face as a small home builder building 30 or so homes annually for fair market prices.its rare that we have a parcel that all in buying the land putting in all the UTLS  paying for all the permits etc we are less than about 125k before we put one foot on the lot to go vertical.. so in our markets affordable housing is right at 350k and up to 400k.
