Can anyone shed any light on this or share their experience with buying a multi-unit with NACA and later refinancing out of the loan?

Now that I am getting more comfortable with the basics of this, I may park my money in a fund, but rest assured that I will give up the return profile and liquidity rights before I give up on the fundamentals of being first position in all notes, my preference for an unlevered, or lightly levered, fund, and requirement for conservative underwriting in concentrated Geographies. 

To me I never notice a difference and pick light scents just to keep my home smelling nice because its an older wood home in the country and sometimes gets a different smell to it that can be a turn off.The guest lost it on me after arriving and said she had asthma and couldn't stand being in the house and wanted a full refund.

I was thinking about using it for undervalued houses (under 200k) 70% or less on ARV with no to light rehabs  and refinance to get my cash back or should I thinking bigger leveraging HML to maximize my return?

New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

We are looking at possibly using capital stacking to fund holding costs and a light rehab for a sub to property we own.
