Think weak tenant 80% to qualify and 20% tenant VS national investment grade credit 80% tenant and 20% borrower.The one with weaker credit or no credit the likelihood of going dark and not making it the full primary lease term is high so the lender relies heavily on the borrowers financial position and resources.
