If it's an investment property, then I think your best bet would be to move the property into an LLC with you and your parents.

Bring in your internet is all.  

My advice - find a legit mentor that may partner with you as cohost is your first property, willing to share knowledge and you absolutely know for a fact they hv experience in the airbnb space with their own properties; gather info on internet, buy a couple of books - all the information is already out there.

I've also been told off-market deals are often the best bet but am clueless about them... 

Your best bet is to talk with the seller about financing options. 

From my internet sleuthing I knew the owners were in at least their late seventies, lived all the way in Oregon and had owned it for nearly forty years.

Louisville seems to be becoming saturated with "luxury" apartments, so my guess is that the <$1000 rents are a solid bet.
