You know the price is low because say rents are below market or you know how to fix problems cheaper than most people ...You'd be amazed at what people will let out when you get them talking it's not impossible to figure out why they are selling.

and or your going to have to put up EM at some point .. so you need that money.. you don't want to lose it because your lender backs out.Anyway those are a few things to keep in mind.. right now finding properties at 70% ARV minus repairs is pretty tough to do.. and virtually impossible for a beginner UNLESS they are willing to spend thousands on marketing and go direct to sellers.

Assuming that you’re not in the more rural parts of the county, you are likely to be met with quite a bit of opposition if you attempt to erect a wind turbine large enough to supply energy for the whole home.As for the self-sustaining generator -I am no physicist, so I may be wrong, but it is my understanding that a completely self sustaining generator is theoretically impossible under the current laws of physics.

In general, does anyone have any tips/tricks as to how to keep utility bills low in a situation like this where it is almost impossible to isolate where there may be an issue since there are not separate meters and therefore no way to tell which unit is using what and where a breakdown might be occurring?
