This system for me, for over 15 years has created some really great commercial and residential leads and cash flow.Attend real estate auctions - when there is a no sale or the Trustee buys the property back - this is a good lead - go to the trustee after the sale and make a cash offer - make sure you are ready to do business - have your contracts (use a skinny contract offer) ready and in hand with a deposit - present it to the Trustee - make sure you put a dead line time and date in the offer.

To confirm your guesses, you need to look at recent “Sales” not just “Listings”… Remember the “70%” thing for determining an offer price works better on higher priced homes… The way I see it is… $35,000 Offer$18,000 Repairs $ 2,000 Contingency $ 3,000 Holding Costs 6 Mo$ 1,000 Closing costs$ 4,000 Real Estate Commission ----------$63,000$70,000 Sale Price… Profit $7000$80,000 Sale Price… Profit $17,000Bit skinny for me… Maybe offer less?

I have been investing in B-more for over 40 years - my suggestion is to study the market, learn creative financing, make offers and look at 20-30 properties every month until you feel you understand -values - in Baltimore the values change from one block to another - understand that.comps, be sure you have access to comps and understand the real comparison financing - hard money - soft money - seller financing - delayed settlement - joint venturing -etc.contracts - what will you use a MAR 35 page contract or a skinny one page with one contingencyunderstand the auction business - learn how to use auctions to sell your dealsattend auctions - meet REAL INVESTORSmeet real investors (many of the attendees at REIA's are not pros and looking for help from each otherlearn to recognize BS from real good information - talk is cheap - KNOW-NOTHINGS like to talk - talk is is free, it makes them feel important!

These lots were created back in the early 1900s so there were no grading ordinances etc.. but today no way you can physically build out the infrastructure under today rules.Prime example of that is Sausalito CA with its uber steep lots and skinny streets.. but virtually all cities on any kind of hillside in Ca will have these.
