In my experience, you would be well served with a good contract attorney for the LLC op agreement, but words cant prevent relationship issues, disagrements, un expected negative results...2) if yoiu can live within just your own means I believe you will be happier longer term. 

BUT, when it actually comes to DOING.... they never pull the trigger.Even making a small mistake and learning from it is still better than never having done anything at all.I remember reading about the psychology of happiness when it comes to vacations.If you break down the vacation into two phases, the Planning Phase and the actual Vacation Phase, the majority of people are happier in the PLANNING phase.That's because they day dream of a PERFECT vacation where it never rains, the hotel doesn't have bugs or the AC is never broken, etc.To me, that's like a lot of beginner Real Estate Investors.

I have a full time 9-5 gig , but If I could get to 15 SFH ,I would be happier.

I think that would be a happier ending.

My wife could have been happier if I did a better job.

It took us 6 years to find a team on the ground that we could trust  but now we could not be happier investing in the city,,, or to be more accurate the parts of the city that we have chosen to invest in.. numbers are outstanding.. more then willing ot share what we have learnt there with anyone who wants to chat

Tenant is happier with laminate floors, I increase the perceived value arguably by making the unit "nicer".

Whether you are in RE, stocks, or gold it won't really matter if it goes like you think so invest in whatever makes you happier!

You will be much happier at the end of the day and will probably make a better return on your investment dollar.FYI...
