We also don't want prospective tenants turned off by how the current tenants keep the place (smells, hair in the tub, etc.); no sense in driving away someone who would be glad to take it if they'd only seen it once it was clean and painted.Also, I don't want to let strangers inside my tenant's unit that I will not be able to hold accountable if something breaks or goes missing.

Dry cleaning, restaurants, hair cuts, doctors office, etc. are examples of where people have to go to get something done.

Call it a few grey hairs or actual experience i don't know but there was no reason for 7 people to kick a deal that made those type of returns except for the person presenting it.

That's a bit of splitting a hair, though. 

The 2% that they are supportive of is that I'll be out of their hair and can take over my truck note myself, and will be able to pay them back for everything if I do get good and wealthy.

The guy/gal cutting your hair will ask you why you're in town, because your suit screams that you don't belong there. 

I’ve known several couples going through divorce when the house is awarded to one spouse, but that spouse cannot qualify for a mortgage and to settle they’d be willing to take less than the full price to get it “out of their hair” and move on.

Even if the smoker doesn't smoke in the unit, they bring their smokey clothing and smokey bodies (hair too) into the unit and the smell gets on the carpet and onto the furniture and into the closets.  

There is also some poor advice above, sorry, but it is, I think the guru left the forums, but the DF act isn't that simple and if you don't have a finance background I seriously doubt you'll interpret it correctly, real estate attorneys are pulling their hair out trying to figure it out. 

@Steven Fowler, I bet your evaporator coil was clog with dust and if they have any pets with pet hair.
