Imagine a world where kids die from the flu, ear infections, or where kidney stones, bad gall bladders and appendicitis are death penalties?

Over the next 3 years the city has plans to start requiring energy efficient upgrades to all rental properties, such as low flush toilets, LED lighting, efficient heat and cooling, etc. in order to maintain your landlord permit.

Our 3 night into the house some of the toilets wouldn’t flush and some of the drains were slow in parts of the house.

I make a reasonably good living in sales (cars), but I am not exactly flush with cash.

So I know I could add value, rehab the Property, increase rents, lower costs(all new water fixtures, water fixture flow reducers, smaller sized toilets to flush less water) then refinance the property after repairs.

The toilet in the pool room was left full and not flushed.  

The local market seems flush with rentals too. 

Installing low flow shower heads, low flush toilets, low flow faucets are other ways to reduce usage.
