It's an active business, not passive so I believe that requires continually evaluating the property, adjustments to decor, etc may be needed as well to make sure I'm fully optimizing the property.I have a lot of home renovation experience from my own personal home and my LTR's already so I'm very used to this kind of work.

Buy and hold is a long term strategy, while it's mostly passive.

The market actually did have a good size gain.  

The downside is that the market drops and you lose more than you gain; but if you can weather the downturns things have historically always gone back up.

Consequently, you could also have to gain to lease which is the opposite, but seen a lot less in residential.
