I have a Breville (around $300) and it's big enough to cook a full size pizza or whole chicken, it toasts, has convection ability.

Even though I had a full size W/D on site, I still used this method.....

However I'm thinking if I ever hit the windfall on something like this, their pockets are probably way deeper than mine and I'm not going to want to spend the money to fight it.

I am currently house-hacking in a new property where the rental revenue is able to cover the full mortgage and then some.

So far I have just used www.mysmartmove.com which is recommended by BP, but it doesn't give an evictions report, only credit and criminal reports for $25 which means I would have to use another service to do the full background check.

This was a poorly timed purchase at full retail so it likely is worse than virtually every other San Diego RE investor’s monthly appreciation. 

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

As noted, commission are always negotiable as are brokerage options (full service to discount companies that pretty much just post it on the MLS and you work with all calls, offers, etc) and an agent can go over likely net out scenarios with you and give you an idea what you likely will be able to net after closing expenses and paying off the mortgage balance.
