Hi @Gil Canfu definitely there are many places in DFW where you can invest in a good rental property.I am not sure where you are at, but if self managed you should start in cities with good proximity to where you live.All the corridor between Princeton to Saginaw has good deals but there are many others things to consider as I mentioned previously.

I started by patching about a dozen (not small) holes in the wall, re-doing all the drywall in the bathroom, installing new shower plumbing, putting in recessed lighting, installing seamless LVP throughout, texturing/priming/painting all walls, installing new 5 inch pine baseboard all around, and installing custom bathroom vanity/pantry cabinets, and hanging new custom shaker doors in the kitchen.

Hi,We recently (Aug 2024) bought commercial land of around 2 acres. this was part of bigger commercial lot (around 25 acres) which had AG exemption and so the taxes that they paid was around $20 each year. we received a 'AG ROLLBACK' letter from the appraisal district that starting 2025 tax year, we will be taxed at it market value resulting in additional taxes, interest and possible penalities for 3 prior years.

Hi, pre foreclosure in all of its permutations, before the bank sends Notice of Default (NOD) or efter which is state even county dependant but often starts a 4 week clock till the trustee auction are the 2nd most difficult deal scenario and IMHO only experienced investors should bother, the 1st most difficult deal scenario are bidding at the court house steps on lord only knows what is being auctioned off sometimes even 2nd mortgages, you need to do so much home work to attempt to reduce your risk at the court house steps...Pre foreclosure no one talks about these issues, always about the nice sounding stuff like "motivated seller" get a good deal etc etc both are usually not the case.- 95% of folks in pre or post NOD want to stay in their house, keep their house inspite of them 100% will loose the house at the auction.
