I am looking for tips on structuring a rent to own deal.  

@Yixiong Pan  They do not have records, but are tipped off when the seller's names is "The estate of  xxxxxxx" or when the seller's name is different than the name of the recorded owner, like an executor/executrix title. 

Another tip would be to put your own scope of work together as contractors will also charge to do that.

For borrowers with low or mid-range credit scores, what are some strategies for securing hard money loans? Are there specific lenders you recommend for more flexible terms despite credit challenges?

You'll also have some builders that this may be the tipping point for them to not build new units in the area and go somewhere else.

If you want to point the finger, we can blame the Fed for holding rates low for so long, and the govt for printing 5 T, making money real cheap and allowing these NY investors to over pay on the real estate.I guess you have to wait until the banks take these assets back.
