Sorry about the gap in posting :( @Pat McGrath I have taken over watching our new son and my focus has shifted slightly to getting our routine down :).  

The vast majority of times our guests damage nothing and cleaning is routine. 

I routinely use the slab countertops from Home Depot and have had great success.

and no worries - there will be NO political discussions unless you want to run the risk of subjecting yourself to a standup routine I'm working on based on how Bush would have used a teleprompter.

It is a very robust online marketing tool that allows you to build and segregate list, provide automate email replies, sell products, etc.Unless you are planning on building a big database of potential customers that you want to communicate with routinely and convince them to buy something from you.... it is probably gross overkill for a real estate investor.There are other FREE programs such as Constant Contact which are better suited to a real estate investors needs.Best of luck!

The company I’ve used says they average 700-800 per year in routine maintenance.

It would be greatly appreciated if anyone who is currently invested in the Houston SFH market could advise a reasonable/average number for Insurance and routine maintenance (as a % of the rent).

Its somewhat of a routine operation, especially if you have a pop-up stop. 

But I do think in about a year, some folks will miss the WFH routine and request it, and it'll become a way to incentivize employees and candidates.
