So, I suggest seeing if the seller will extend the due diligence period (and possibly closing date if it's only a week after the end of due diligence period) so you can have the second unit inspected; point out that previously you were not able to inspect it because the tenants had covid.What does your buyer's agent suggest?

Obviously this is way below market, surprisingly there are a lot of below market rents out there. 4 months before the lease expired I informed the tenant in writing that the new rent if they chose to renew would be $750, a $200 a month increase.

It's been hard to find with these higher interest rates but date the rate and marry the property if you find the right home because you can refinance down the road but once rates come down there will probably be more competion to buy the home.
