I've found many excellent wholesalers I do business this way.Another approach...just Google "sell my house" in your area and there will be at least 3-4 paid ads, and dozens more unpaid that will pop up.

Up until recently I had been doing my own book keeping for both which was a terrible idea haha; I have gotten extensions on my taxes for the past 5 years because i manually itemized all expenses I did not keep up with throughout the year on EXCEL.

Personally prefer SFR..Not sure about DFW but do have a realtor reference for you..be sure to budget for furniture and furnishings if not sold turn-key..a seller concession is a great way to preserve capital for MTR or STR's..check in with @Joseph Chiofalo for an investor friendly lender..he's excellent at helping structure loan programs for investments.

That's not normal and it's never been in most places across the world.The reality is that being able to invest with a bank putting up 70% of the purchase price at a low interest rate is an excellent deal.

You don't need to, especially on deals that just make sense, but it's a good inclusion if you already have your underwriting model in Excel or gSheets because you can use all those variables, once filled out, to auto-populate various Sensitivity/Stability Analysis charts.Here's what I have for Multifamily/Rentals (all auto-populated from the model):On Fix & Flips, I only include the ARV Stability/Sensitivity Chart (this is the entire model, stability analysis at the bottom):Since having these built out, it's something I mostly just glance at after underwriting to make sure everything looks good.

idk.Correct me if I'm wrong, I keep hearing about biggerpockets.com/insights on multiple videos and podcasts - and I thought it was a database of information you can sift through, sort, etc. similar to the excel sheet in the appreciation vs. cash flow, but now that I've searched through the site it's just BP PRO blog articles?
